The nine-storey building will include 138 bedrooms, some with terraces, a 130-cover restaurant, alongside a lounge, bar and separate champagne bar.
A planning application is due to be submitted next month. Subject to approval, start on site is anticipated by the end of 2017 with an opening date of 2019.
Dakota currently operates four hotels in the UK, one in Glasgow, one on the Eurocentral complex near Glasgow and Motherwell, one in Edinburgh and one opening in Leeds in early 2017
